It all started this way...
I lost my shirt! Developers of
Nashville's new Hickory Hollow Mall were optimistic when construction was

almost-new business equipment. He and his girlfriend got drunk the night before
my auction. As he slurred out his spiel the next morning, I got 8 CENTS ON THE DOLLAR! Broke but not defeated,
that's when I started my real estate
investing career 35 years ago! I turned sour lemons into the sweetest
lemonade I've ever tasted. I bought $10 million in property with NO CASH and NO
